Inside Sonar i saw it by my friends Home Studio and I was really astonished how easy it was to make somethin like that.
I LOVE FL STUDIO and think its still the best Daw of the world.

Yeah there isn't really a 1-Click option, the fastest way I know of is:
1. Right Click the Arm disc recording Icon of the Mixer track you want to freeze
2. Press ALT+R
3. Press Enter
4. Mute the frozen Mixer Track
To unfreeze just delete the Audio Clip and unmute the frozen Mixer Track. Then just do the changes you want and repeat the procedure above.
Thats the fastest way I know of, it's not 1-Click but its pretty fast ^^
